My name is Monty Van Dyk, and this is my story.

Born in Brisbane in the late 1960s, I am brought up in a middle-class family. My father worked as a phys ed teacher until his diving accident, in which he broke his neck, in the early 70s. Since I was young, I was taught to study hard, get a good job, get married, and provide for your family. Money was not really discussed, except that we had to not owe people money.
​
With an engineering degree, I worked in both architecture and process engineering; later, after a part commerce degree in law and accounting, I ventured into the entrepreneurial world, buying my own holiday resort and launching my own real estate agency.
​
Having always been inspired by people who are able to attain financial freedom, my goal was to be successful and retire by the age of 45. When running my real estate agency, I met a client who had a substantial property portfolio that generated a large enough passive income for him to retire and provide for his family.
​
I found myself learning more and more about property investment techniques and leveraging strategies to increase the cashflow of investment properties, and as it turns out, it was something I was rather good at.
​
In the late 1990s, I bought my first investment property, which was a residential home in a rural town about 3 hours west of Brisbane. After much ado, I had approval to build 5 top end townhouses.
​
In 1999, I purchased my first house in Brisbane. It was bayside, within an easy walk to the water, which is what I have always loved. This home underwent a budget makeover, and I tripled my sale price only 18 months later. This opened my eyes to what could really be done with real estate.
​
What I recognized was to make accelerated gains in real estate, you had to be proactive and not passive with your portfolio. Following this success, I replicated this another 3 times in the same suburb, which proved to myself that a proactive approach can work; however, it wasn't as successful on each property—not all sites achieved the same gains. I began to research a better way.
​
From my next few purchases, I soon came to realize that unless I made significant increases to the value of the property, my future purchasing power was limited, hence my journey to manufacture equity.
​
I discovered small lot subdivisions.
​
By focusing on only key suburbs that fit the qualification criteria, I could ensure that the demand for housing would be strong, which meant:
​
1. The higher valuation potential allows us to uplift more equity from the bank, which can fund the next purchase or project.
2. A higher rental yield could be recognized to dramatically improve the passive income stream.
3. Shorter timeframe (10 to 12 months) to complete projects, which allows you to rinse and repeat.
​
Motivated by the success of various projects, I have built a team of town planners, surveyors, civil engineers, builders, other consultants, and subcontractors. Combined with a good eye for detail, I was able to minimize costs and significantly increase the equity within projects.
​
I’m passionate about helping ambitious property investors reach their portfolio goals, and I’m truly grateful for the opportunity to do this through my role as a project manager and a real estate buyer’s agent.
